The Edwards Waterhouse Inn is an elegant five-room bed and breakfast conveniently located near downtown Fredonia, SUNY Fredonia, and Lake Erie and within easy driving of the Lily Dale Spiritual Community, Chautauqua Institution, The National Comedy Center in Jamestown, or Buffalo and Niagara Falls. Lake Erie’s picturesque wine country is a premier tourist destination accessible to our guests that includes some 53 miles of unique wineries and gorgeous vineyard vistas nestled along the lake.

Guests of the Edwards Waterhouse Inn receive a full breakfast including fresh fruit, pastries, and entrees sourced, when possible, from local farms. Enjoy a french press of our signature Cafe Kubal roast in hand-fired mugs created by local artist, Ted Lee.

About Us

Innkeepers – Martin and Phillip

New innkeepers Martin and Phillip are so excited at this new chapter in their lives and, along with pooches Brego and Giovanna, they can’t wait to share their passion for hospitality with the community!

Martin has spent over two decades as a sought-after architect working on projects around the world but focusing on Norfolk, VA and Baltimore, MD with an emphasis on rehabilitating derelict structures.  He began working with the Army Corps of Engineers in 2018 and currently serves as Senior Architect for the US Army Corps of Engineers.

Phillip keeps a busy schedule as the music teacher in Silver Creek, NY and associate director of the Buffalo Philharmonic Chorus.  He has lived in Western New York since 2013 and is passionate about community give back which has led him to create both the Fredonia Community Choir and the Main Street Studios Community Theatre Project.

Phillip and Martin plan to bring this love of the community to the Edwards Waterhouse Inn.  Working with local artisans, artists, and crafts-people to develop daily use items for the Inn and stock a retail space open to the community is a dream of theirs.  They also plan on bringing live music and outreach events to the space as often as possible!  Please reach out if you are interested in an affiliation!

The history of the Edwards Waterhouse Inn is a long and fascinating one! In 1850, F.S. Edwards constructed a modest Italianate villa at 71 Central Avenue in Fredonia, NY. This villa was transformed in 1895 by a new owner, Dr. John Waterhouse, into the magnificent Queen Anne Victorian that it is today. These changes more than doubled the size of the existing villa. This included the addition of the tower, the porches, and rustic, raftered third story supporting the elaborate roofline. 

Throughout the 20th century the house saw many uses, from a home, to a sanitarium, to a women’s college dormitory (known as Alumni Hall) and finally, apartments.  In 2012, Maggie Bryan-Peterson and Jeffrey Peterson opened the newly restored mansion as the current Edwards Waterhouse Inn. In late 2023, Maggie and Jeffrey retired and passed the reins to current innkeepers Martin and Phil.
